Flat Roofing

We install three flat roofing systems depending on the building use and budget: EPDM (rubber membrane), TPO (thermoplastic), and modified bitumen. For most Metro Atlanta commercial buildings, we recommend TPO as the primary option — it's white, reflects heat, and the heat-welded seams are mechanically stronger than EPDM adhesive bonds or modified bitumen torch-applied seams.

Temperature matters for installation. EPDM adhesive needs above 40°F to cure properly. Modified bitumen torch applications carry obvious fire risks on occupied buildings. TPO heat-welding works reliably across a wider temperature range, which is relevant for Atlanta's shoulder seasons. We track installation temps for every job and won't install when conditions are outside spec — even if it means rescheduling.

Drainage is the most underrated part of flat roofing. We've surveyed plenty of Atlanta commercial buildings where the previous contractor set the drains slightly high or the roof had inadequate slope to drain within 48 hours of rain. Standing water accelerates membrane deterioration, adds dead load, and breeds algae. We use tapered ISO insulation to add slope where the deck is flat, and we install internal drains with overflow scuppers as backup.

Flat and low-slope roofing systems require specialized membrane installation to achieve a watertight seal across the entire surface. We install TPO (thermoplastic polyolefin), EPDM (ethylene propylene diene monomer), PVC membrane, modified bitumen, and built-up roof systems — selecting the right membrane for your building's needs, climate, and budget.

Installation begins with rigid insulation boards over the roof deck, providing thermal performance and a smooth substrate. The membrane is rolled out and adhered with adhesive, heat-welded at seams (TPO and PVC), or torch-applied (modified bitumen). Every parapet wall, drain, pipe penetration, and HVAC curb gets custom-fabricated flashing. For built-up roofs, we mop or spread alternating layers of bituminous felt and asphalt to build a multi-ply waterproof system. Reflective elastomeric coatings can be applied for additional UV protection and energy savings. All flat roof installations are verified for proper drainage slope and building code compliance.
